Our Agreement with You

An agreement, which incorporates these booking conditions, is formed between us once we have sent your booking confirmation, following you having made a booking either online or by telephone.

PLEASE NOTE:  NO bookings of less than a week, (7-days), can be accepted in High Season. At other times there is a minimum booking of 3-nights.


Payments may be made either by cheque  or Bacs/online payment.

To confirm a booking, a deposit payment of £100 for each £500 (or less) of the rental cost of the cottage will be required. For online bookings payment made either by cheque or BACS/Internet Banking.

The Balance Payment of the cost of your booking will be due and must be cleared 6 weeks prior to arrival date.

For bookings with an an arrival date less than six weeks ahead the Full Payment is due on booking and will be required using the aforementioned payment methods.

Cancellation and Insurance

Once you have booked the cottage, our agreement with you is a legal contract.

If you have to cancel and the cottage cannot be re-let, you are still liable to pay for the booking in full (less 15% of the rental cost as an allowance for costs that we will not now incur) even if you cancel before paying the balance.

If we succeed in re-letting the cottage for all or part of the period of your booking, we will deduct from what you owe us (or refund to you if appropriate) any such rentals received, less a re-marketing charge of £50, up to a maximum refund of 85% of the rental cost of your booking.

For bookings made as a result of charity auction bids, no monies will be due to or from any party in the event that you cancel such a confirmed booking.

For these reasons we strongly recommend that you take out cancellation insurance for your holiday.

Non-availability of cottage as booked

We would only cancel your holiday if The Whinlands was unavailable for reasons beyond our reasonable control. We would try and suggest alternative accommodation, however if this was either not possible or not acceptable to you then we would refund to you all monies paid for the holiday. Our liability to you would not extend beyond this refund.


The Whinlands will be ready for you from 4.00pm on the day of your arrival, unless otherwise agreed in advance. Please do not arrive earlier, as we will/could be busy preparing the cottage. Your initial entrance to the cottage is via the back door where either a key safe or combination lock is located.


You should vacate The Whinlands by 10am on the morning of your departure. To assist our cleaners, we ask that you leave the property in a clean and tidy condition.

Departure Invoice

There is none unless you have had Damage and Breakages, see below, during your stay.


Should you find any faults or have any complaints during your stay, please advise us of these immediately so that any appropriate action can be taken. Any unresolved disputes may be referred to arbitration.


We do not accept liability for damage, loss or injury unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This also includes loss or damage to vehicles and their contents, and to the personal possessions you bring with you.

Damage and Breakages

You are responsible for any breakages or damage you cause to The Whinlands and its contents. Please report these before you leave, otherwise we will send you an invoice which will also include an administration charge of £25.00. Note that we do not normally charge for minor breakages (eg. glassware, crockery) provided that these have been reported.

Web Site

We make every effort to ensure that the information and cottage descriptions contained on our own and other web sites are accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.


We are allowing small pets next year for a trial period.


The cottage is strictly non smoking inside.
